Havering has the cheapest new build homes in London, according to a new study.
Research has found that the borough has the lowest median price for newly built housing among all the London local authorities, at £298,750.
This is nearly £100,000 cheaper than in Enfield, which ranked second with an average new build price of £371,500.
The research conducted by home insurance broker One Sure Insurance uses data from the Office for National Statistics (ONS).

This data was narrowed down to London local authorities and ranked according to housing prices for the study.
The ONS dataset published in March this year tracks newly built house prices back to 1995, when the buyers could get a new build for just £70,225 in Havering.
A spokesperson for One Sure Insurance said: "This study provides valuable insight into the range of prices for newly built housing within local authorities across London.
"While it does not show us what the highest and lowest prices are, these median price points offer a perspective on the potential average cost for new housing."
Other London boroughs in the top five for this study include Hillingdon, with new builds priced at £375,000 on average, Bexley, with prices averaging £379,250, and Croydon at £415,000.

East London local authorities such as Newham, Waltham Forest and Tower Hamlets were also some of the more affordable for newly built housing.
By contrast, Westminster landed at the bottom with a median new build price of £1,809,875.
A One Sure Insurance spokesperson said: "It is notable that the median new housing prices in London are far higher than the highest-ranking positions for England and Wales as a whole, which suggests that living close to the capital city drives up the price of new housing.
"This may be why boroughs in outer London are the most affordable when compared to the likes of Westminster."
