A former takeaway and warehouse are among the buildings proposed to be turned into a new apartment block in Hornchurch.
A planning application has been sent to Havering Council on Wednesday (October 25) to demolish the existing properties on 84-90 Ardleigh Green Road and build a three-storey residential building.
The site currently consists of two 2-storey dwellings, one of which - number 84 - is said to have been vacant since 2019.
A planning statement in support of the application said number 88 was a vacant takeaway with a flat above, while number 90 is a retail/warehouse unit located at the back of the site.
This was used by discount cleaning company Ardleigh Green, which the statement said was due to vacate the site last year. According to its website, its base is now in Brentwood.
Number 86, it added, is a two-bedroom dwelling with a “poor” quality of accommodation. It claimed that no family accommodation is currently located at the site and the existing buildings are not “suitable for conversion to provide family accommodation”.

The statement further claimed that the terrace of three of the properties has “structural issues” with “significant damp and mould problems” that would need a lot of investment to be able to repair and sell them.
The applicant, Tentori Developers based in Hornchurch, has proposed that the new housing block will have eight homes in total. These will be split into 3-bed units on the ground floor, three 3-bed units on the first floor and three two-bed units on the top floor.
The development will also provide for landscaping, cycle parking and associated ancillary facilities.
The application has been made after a previous one, sent in June 2022, was withdrawn in February this year.
The applicant’s design team reportedly met with the council in March to discuss issues in the previous plans that included no provision for a greater number of family homes.
The applicant was also asked to provide for additional parking provision and more accessible cycle storage.
The current proposal, the statement claimed, has been drawn considering the feedback given by planning officers during the applicant’s meetings with the council.
